The History of Fryman Estates
The history of Fryman Estates begins in the early 1930s, when Harry C. Fryman started acquiring land along the northern side of Mulholland Drive. At the time, the area was largely rural and undeveloped, consisting of open hillside terrain and canyon land. Fryman opened the property to civic and charitable events, hosting large community gatherings that brought public attention to the canyon’s natural beauty.
Following Fryman’s death in the 1940s, the area gradually transitioned from ranchland to residential use. Over the coming decades, parcels were sold and developed into custom hillside homes, many along what are now Fryman Road and Oakdell Road. Among the early property owners was entertainer Gene Autry, whose involvement helped establish the neighborhood’s reputation as a secluded retreat for high-profile residents.
By the 1950s, homeowners formed a neighborhood improvement association to help preserve the area's unique character. Their efforts extended beyond Fryman Estates, as they became founding members of the Hillside Federation, a coalition advocating for responsible development across the Santa Monica Mountains.
Throughout the years, residents of Fryman Estates have continued to play a central role in defending the integrity of the neighborhood. They successfully opposed a plan by Chapman College to build a campus on land now known as Laurelwood Estates, and later helped block a proposal to extend the 170 Freeway through Laurel Canyon. That project aimed to connect the 101 and 90 Freeways, creating a direct route to LAX, but would have dramatically altered the quiet, residential feel of the area. These preservation victories helped define the values that continue to shape Fryman Estates today.
